What is Planning?
In simple terms, town planning is a process that establishes a vision through clearly defined goals and images, which lead to better decision making by examining important factors affecting new development including the following: location, slope of land, street access, soils, environment, the ability to provide services, and the amount of development a community can hold. Planning helps determine ideal places such as Town Centers, neighborhoods, and locations for employment. The Town uses planning to guide smart investments. Using effective planning reduces costs of vital services and saves the town money.
What is Zoning?
Zoning takes the visions of the adopted town plan and assist owners and developers of properties by making their projects possible while maintaining harmony with other neighboring properties and the overall community. For example, homes are typically zoned in a residential class, farms in agriculture, and businesses in commercial. Zoning protects your home from the intensity of business and industry. Zoning can also protect opportunities for jobs from being lost due to improper sight selection for residential development. That said, these places (homes and businesses) all have a right to exist together within the Town of Midland.
